Clearview Gardens, built in the 1950’s, is a large co-operative located in Whitestone and is spread out over 88 acres consisting of 1788 garden- style apartments.

All Sales:

Prospective buyers who do not meet income minimums as outlined above can provide documentation of available assets to supplement the minimum requirements. Ten percent (10%) of all cash or cash equivalents will be counted as income after down payment or purchase price (if cash purchase) is deducted.

You may also apply ten percent (10%) of the net proceeds of the sale of your house. Net proceeds is defined as the sale price, minus the mortgage balance as well as any amount used to purchase the Clearview apartment.

Co-op also adds the annual minimum monthly debt to the income requirement and their income must then exceed it by at least $1,500


Mortgage Loans:

Prospective buyers intending to finance the apartment must add 12 months of mortgage payments to the minimum requirements listed above.

Clearview will permit financing up to 80% of the total purchase price. (This includes closing fees)

C.A.P. (Clearview Assistance Program)

The Clearview Assistance Program is a volunteer-run program, created by Clearview residents, with one aim: to help Clearview Gardens residents, particularly senior citizens. Clearview Gardens is a NORC (Naturally Occuring Retirement Community), but any shareholder with a need can request assistance. Residents reach out to other residents as “phone buddies;” teen volunteers from local schools assist with shopping; the professional social workers try to help shareholders obtain government services they are entitled to. Also available are in-home nurse visits, buses to local shopping areas and doctor’s offices, and informative ongoing programs which include speakers, exercise classes, and more. With government grants and assistance from the Samuel Field YM-YWHA, and support from the Clearview Gardens Board of Directors, volunteers have “home-grown” a wonderful asset to the community.
